Buying a property does not need to be a difficult process, here is our guide to getting you moving:

STEP 1: Find out how much you can borrow and apply for an agreement in principle (AIP): speak to your bank or mortgage advisor who will be able to search the market for the best rates. This shows sellers you are a serious buyer and more attractive as it shows you can afford the property.

STEP 2:  Research your chosen area: moving to a new area, drive round during the day and night so you can get a good feel for the area. You can also check online for ofsted ratings, local schools, amenities and transport links.

STEP 3: Register with local estate agents in the area: let them know you are a serious buyer and give them details of the type of property you are looking for, a good agent will register these details and contact you when they have something come onto the market. Set up email alerts on online portals such as Rightmove & Zoopla.

STEP 4: View properties in person: It is important that you view the home so you can get a true sense of the property and check all the essentials before making an offer.

STEP 5: Request the home report: Make sure there is nothing on the report that may give you cause for concern or any 3's on the property indicating an issue. Speak with the estate agent they should be able to answer any questions you have.

STEP 6: Note Interest: If you have seen a property that you are interested in, get your solicitor to formally note interest. By doing this the estate agent will keep you informed of any other offers or closing day.

STEP 7: Make an Offer:  Discuss with your solicitor the best offer to make, this should be based on 
comparable house prices, the home report and if you need to do any work to the property. Once agreed your solicitor will submit the offer to the estate agent and they will then contact the seller.
STEP 8: Offer Accepted: Your solicitor will submit a formal offer in writing and the property will be marked as sold subject to concluded missives. Contact your bank/financial advisor and advise them you have secured the property and you can now apply for the mortgage.

STEP 9: Conclude Missives: Once your mortgage offer is in place and your solicitor is satisfied that all 
questions have been answered then you are ready to conclude missives and the contract becomes legally binding.

STEP 10: Complete: Moving day has arrived. Your solicitor will confirm when funds have been confirmed and the property is complete. Collect your keys to your new home.
