Diary of an Estate Agent Mummy - Week 5&6

Hey, so week 5 and 6 have kind of blended in so I am combining the blog for these weeks. Each day is blending into one at the moment with the same old routine day in and day out, but we focus on the positives.

The last nearly 2 weeks have been full of positives and I am going to take each of them and enjoy it to the full. I can’t believe we are in February, last week I made contact with an old business client and looking forward to working with them again.

I launched my first pre-marketing campaign at the weekend and we got great interest and a viewing. The property went live on Tuesday at 3.30pm and we received great enquiries I was booking viewings till 8.30pm and guess what I SOLD it for a great price for the seller. Delighted!! But now I need a 3 bed in Armadale for them, anyone??

Such a good week the same old buzz came back, butterflies in the stomach and the rush of getting offers from strong buyers. I’m so glad I came back to the front line of estate agency, this is what I do best, sell houses and break ceiling prices and make my seller’s smile

I was looking at my figures and so far:

I have attended 10 Valuations
Had 9 sellers agree to work with me  
Put 4 properties live
Sold 3 properties
1 missives concluded  

A far cry from the level of business I have been used to doing over the years, BUT it’s been great to be able to give my full attention to each seller throughout every stage of the journey and this is what I set out to achieve with this business is a personal service where the seller gets 100% of me and service.

It’s also been great to start putting my ideas into place, for years I have put across ideas to different employers and had them ignored or dismissed. I want both sellers and buyers to feel value from any interaction they have with me, especially if they buy from me so I am focusing on ideas that will help my business to stand out and show people that I do genuinely care about everything that I do in business.
One of my ideas I am very excited about as it ties in with my ethos to give back to the local community. I am not going to share just yet, but keep tuned in for this one.

This week the snow came and fell and fell and fell, snowed in for one day and the 13yr old as much as she tried to get out of it, still had to do school work. I launched another property this week and have had an overwhelming response for viewers, so I am now running viewings over two weekends. Trying to structure viewing times to accommodate both buyers and sellers can be tricky especially in the middle of a pandemic.

Home life has been a whirlwind as always, with two kids and two dogs, life is constant but I wouldn’t have it any other way. In between attempting home schooling, which I admit has been a bit of a fail the last two weeks but hey it’s nearly mid-term holidays and for me, the 6yr old might be going back to school on the 22nd, fingers crossed!!

My 13yr old daughter came up with the idea of making sweetie cones for valentines day, which I got onboard with and helped her to set up a facebook page and created a spreadsheet to show orders, profit etc. I felt this was a good way of showing her the work that is involved in setting up and running a small business. We have orders for 79 sweetie cones and 16 treat boxes. To be fair she has done her part, admittedly sometimes under duress however she came up with some good ideas and it gave her another focus outside of school and lockdown. Of course though mum ie me did the lion share and also became the delivery driver, I am insisting she delivers the ones in Bathgate though or I’m deducting her profit, is that mean?  I also looking forward to getting my dining room back as it currently looks like a party goods store room.

I have my second launch this weekend and hopefully after a successful days viewings, I will be able to relax and enjoy my Valentines dinner courtesy of a delivery from Café Andaluz, we thought we would treat ourselves to something a bit different this weekend.
